DEVELOPMENT SITE WITH CONSENT FOR NINE HOMES FOR SALE IN PATRICK BROMPTON

A 1.97-acre development site with outline planning permission for up to nine new homes is for sale in Patrick Brompton, near Bedale, by rural property consultancy Lister Haigh.

Known as The Joiners Yard, the site occupies a position on the north eastern side of the village, with access from Hackforth Road. It is being offered for sale with a guide price of £1.1m.

North Yorkshire Council granted outline planning consent in July for residential development of up to nine dwellings. The plan for the site provides for five detached and four semi-detached houses, with a combined indicative floor area of approximately 7,593 sq ft. The proposals also include open space, a play area and land to provide biodiversity net gain.

The site currently comprises detached garages, sheds and external storage within its southern section, with grazing land occupying the northern part. It extends to approximately 0.79 hectares.

Patrick Brompton is situated between the market towns of Bedale and Leyburn, at the foot of Wensleydale. The village has easy access to the A1(M), whilst schools and other services are available nearby.

Giles Chaplin, RICS Planning and Development Surveyor at Lister Haigh, said: “This is an interesting development opportunity because outline planning permission is already in place.

“The site occupies a contained position on the edge of Patrick Brompton, and the indicative scheme provides a nice mix of detached and semi-detached properties, alongside open space and a play area.

“There isn’t a huge number of sites with established planning consent available locally, so this is a great opportunity for a residential development in a popular village so close to Bedale and all that the historic market town has to offer.”
