Yorkshire defies national housing market slowdown in June

Despite a nationwide dip in house prices last month, Yorkshire and The Humber stood out as one of the few UK regions to record an increase, according to the latest figures from Rightmove.

Across the UK, the average asking price for a property fell by 0.3% in June—equivalent to £1,277—bringing the average to £378,240. Rightmove described this drop as “unusual for June,” attributing it to a surge in newly listed properties and heightened competition among sellers.

In contrast, asking prices in Yorkshire and The Humber rose slightly by 0.2%, taking the regional average to £258,839. That marks a 1.9% year-on-year increase, outperforming the national average annual rise of just 0.8%.

Rightmove highlighted that price falls were more pronounced in southern regions and London, where higher stamp duty thresholds and greater stock availability have had a more significant cooling effect.

Despite the overall national slowdown, market activity remains robust. May saw the highest number of agreed sales in any month since March 2022, with buyer demand now 3% higher than at the same time last year. The number of new listings is also up by 11%.

Nick Talbot, Residential Principal at Lister Haigh, now part of Dacre, Son & Hartley which has offices across West and North Yorkshire, commented:
“Stock levels have increased noticeably, giving buyers more choice and supporting strong activity in the market despite broader economic and political headwinds. In Yorkshire, our average sale-agreed price is holding at around 98.5% of asking price. We’re also marketing approximately 20% more properties than this time last year, and our sales volumes are up by about 30%. The key remains realistic pricing and strong presentation—those properties continue to perform best.”

Colleen Babcock, property expert at Rightmove, added:
“The fall in asking prices this month is likely a reaction to the record-high levels of homes for sale and increased stamp duty costs, particularly in the South. Sellers appear to be responding to market conditions and pricing more competitively, which is crucial for attracting early interest and securing a buyer. Regional differences are closely tied to affordability and available supply.

“Buyers currently benefit from a wide selection of homes and strong negotiating power. While some sellers may accept slightly lower prices, many are also able to negotiate similar discounts on their onward purchases. With agreed sales reaching their highest level since early 2022, it’s clear that well-marketed, realistically priced homes are still selling successfully.”
